Just recently closed on a transaction in which this company represented the buyers. The transaction ended up taking over 175 days to complete. The agent, Russ Lentz, is incompetent and neglectful with respect to real estate transactions. The transaction began on January 31, 2013 when an agreement of sale was signed. It was supposed to have closed on May 31, 2013. Due to the failure of the agent to monitor the transaction, the sellers were given less than 24 hours notice that the closing would not occur. Then, after signing 4 extensions, the buyers were denied the loan. During that time, Russ Lentz failed to communicate with the sellers' agent and the mortgage company resulting in lost prime marketing time for the sellers and lost funds. Moreover, the sellers' agent and the buyers' attorney attempted to assist Mr. Lentz in arranging for the buyers to obtain financing with a more reputable local institution. Mr. Lentz ignored the assistance. Ultimately, the buyers ended up using that institution via the connections that the sellers' agent had there. Had Mr. Lentz been diligent, the closing could have occurred weeks earlier to the benefit of all parties. Mr. Lentz demonstrated his complete incompetence by allowing his clients to sign a document that he neither read nor understood. The sellers offered the buyers a prepossession arrangement. Prepossession agreements, including this one, explicitly state that they are not lease agreement and that they are incorporated into the Agreement for Sale. Mr. Lentz, immediately before closing, in an attempt to paint the sellers as unreasonable and uncooperative, tried to quibble over $164 owed to the sellers under the prepossession agreement. He argued, among other things, that the agreement was "a simple rental agreement" and was not part of the agreement for sale. Mr. Lentz clearly needs to take some continuing education courses with respect to his chosen profession. There were so many more issues with this company that are too much to discuss here. This agent was lazy, rude and incompetent. The owner/broker is rude, confrontational and unwilling to cooperate with other brokers/agents. Take my word for it. Stay away from this agency.
